After any roof leak, serious interior damages may become evident. However, it is important to state that insurance often does not cover all damage or repairs needed resulting from lack of maintenance, neglect and general wear and tear.
Filing roof damage insurance claims can be difficult and confusing. Understanding your insurance policy and engaging your agent may be monumental. We know the best practices to make this a timely and seamless process.
The roof is a critical line of defense for any building. A new roof can be expensive, often inconvenient, and no one likes having to pay to replace a roof. No one likes dealing with insurance companies. But it is necessary to keep occupants and belongings protected.

A Keystone Contracting Group Rep will inspect your roof, interior and exterior for any storm related damages and then sit down with the property owner to go over the Keystone Contingency Agreement (at no obligation if the claim is denied).
Keystone will call the insurance company with the property owner to assist in file the claim, get the claim number and schedule the adjuster appointment. Often the adjuster will call the property owner to schedule the inspection.
When the adjuster calls, write down his or her name, phone number and the date/time they will arrive. (Provide adjuster information to your Keystone Insurance Claims Specialists. Adjuster should schedule the inspection within 3 - 7 days
Your Keystone Contracting Group Insurance Claims Specialist will meet the adjuster at your property and go through all the damages they had surveyed during the initial inspection.
If the roof is approved for the replacement, the homeowner will receive an ACV (actual cash value) check less the deductible amount along with an itemized Statement of Loss estimate from the insurance company.
Once you receive your loss statement (estimate of repairs) from the insurance company, forward a complete copy to your Keystone project manager. This allows Keystone to analyze the claim, and contact your insurance if items are missing.
The ACV (Actual Cash Value) check will typically be made to the property owner and mortgage company. Contact your mortgage company and ask for the insurance department or the Loss Draft Department for details on their process to get the ACV check endorsed. DO NOT sign the check until it comes back from the mortgage company in case the check gets lost in the mail. Your Keystone project manager can assist you with this step.
Upon receipt of your endorsed insurance ACV check and loss statement, your Keystone project manager will sit down with you to go over the Contract Confirmation (including selecting shingle type, color, and roof specifications).
schedule the roof installation. (usually 3-7 days upon receipt of the first check as down payment).
Once the material arrives, the roofing crew will begin removing the old roof and then begin the installation of your new roof system. Installations may vary because on weather, system complexity, etc., but typically takes one or two days.
The first check will be due upon delivery of the roofing materials and the crews arrival. This payment will either be the ACV check from the insurance company or your deductible, which ever is larger.
Upon completion, the roofing crew will pick up all the debris from the construction site and sweep your yard and driveway with a magnet to remove the hidden nails.
A Keystone Rep will conduct a final inspection.
The second payment will be due, less the recoverable depreciation. This means, at the time of completion, you will have paid the first check from your insurance, plus your deductible, leaving a balance of the recoverable depreciation.
Keystone will submit a notice of completion to your insurance company along with a final invoice to release the remaining funds.
Once you receive your final check, the balance is due to Keystone. Please call your Keystone project manager to schedule a time to pick up the check and provide you with the a copy of the Keystone Labor Warranty and Manufacturers material Warranty.
